Apartment Marketing Ideas

Who doesn’t love a good sports analogy? Especially when sports are finally back in play! Needless to say, this year has been full of curveballs. But that doesn’t mean your marketing has to strike out. Through all of the uncertainty and challenges, the multifamily industry remains resilient. If you feel that you’ve exhausted your marketing efforts, think again. Here’s a couple apartment marketing ideas that are sure to be a home run for lead generation.

Showcase Your Community with Instagram Reels

There’s been some drama surrounding the popular social media app, Tik-Tok. In response, Instagram has launched a competing feature that allows users to get creative with short, entertaining videos. It’s called Reels, and according to Instagram, Reels can be shared right in your existing business Instagram Feed and Stories. This can be quite useful as you do not have to build an entirely new audience to watch your videos, as was the case for Tik-Tok. Plus, you can share your Reels to a dedicated space in Explore where a wider Instagram audience can see your creation.

With Reels, you can create lots of fresh content for your communities.

Have a great pool? Showcase it in a Reel set to the tune of Soak Up the Sun by Sheryl Crow.  Do your units have built-in desk space that’s optimal for work-from-home? Make a Reel to show it off! May we suggest RuPaul’s Supermodel (You Better Work) for that one. For some inspiration, here’s an example from content creator @colormecourtney showing off a DIY apartment décor Reel.

Update Your Apartment Listings

The majority of renters today (72%) use 3rd-party listing sites, like Apartments.com or Zillow when searching for an apartment according to a study conducted by NMHC / Kingsley Associates. You can make it easier than ever for apartment hunters to learn about your community and schedule virtual tours, 24/7. How do you do this? By updating your listings with a chatbot!

When it comes to updating your apartment listings with a chatbot, your Google My Business listing is a great place to start. In the “Appointments” field of your listing, simply add the URL for your chatbot. When prospects click on the link, they are able to instantly chat, get answers to their common leasing questions, and schedule a tour.

How to add chatbot to Google My Business

It’s not just Google My Business that can be updated.

Your options are virtually limitless for using your chatbot URL anywhere! Publish it in your community descriptions on Apartments.com, add it to your email signature and Instagram bio, and more to give your prospects the instant ability to chat.

Don’t have a chatbot yet? Check out ACE, the virtual leasing assistant powered by LeaseHawk. Your prospects will love chatting with ACE because it answers detailed questions about your property and is continuously learning to ensure they have all the information they need to make informed decisions.  With ACE, you can easily update your apartment listings with a direct link for prospects to chat, 24/7.
